Hardwood Floors in a Maryland Winter: Gaps, Dry Air, Salt & What Actually Damages Wood

- Wood is hygroscopic — it gives up moisture to dry winter air and shrinks. The National Wood Flooring Association asks for an interior held at roughly 30–50% relative humidity and 60–80°F year-round, and a Maryland house on forced-air heat routinely falls to 15–25% in January.
- Thin winter gaps between boards are normal and usually close by June. A gap you can slip a dime into on a 2¼" strip floor is seasonal; a gap that stays open in July, or one that shows up in only one part of the room, is a different problem.
- A whole-house humidifier set near 35–40% is the single highest-value thing a Maryland homeowner can do for a hardwood floor — cheaper than one board replacement, let alone a refinish.
- Rock salt and ice melt are the real winter floor killer, not cold. Chloride tracked in on boots leaves a white haze that etches polyurethane, and the meltwater it carries is what actually swells the boards at the door.
- Never install or refinish a floor into an un-acclimated winter house. Wood delivered from a cold truck into a 70°F, 18%-humidity room needs to sit and equalize, or you're building the spring gaps in on day one.
- Winter is the best season to refinish in Maryland — boards are at their driest and tightest, finish cures cleanly in low humidity, and crews have real availability between January and March.
Why Maryland hardwood floors move every winter
Wood never stops behaving like wood. It is hygroscopic: it absorbs moisture from humid air and releases it into dry air, swelling across the grain in summer and shrinking in winter. That happens under any finish, in any species, in a floor laid last month or in 1948.
What makes Maryland hard on floors is not the cold — it's the swing. A Bethesda or Frederick house sits in genuinely humid air from May through September, often 55–70% indoors without air conditioning running hard. Then the furnace comes on in November, and by mid-January that same house can be under 20% relative humidity. Your floor spends the year being asked to be two different sizes.
The National Wood Flooring Association sets the target plainly: wood flooring performs as designed in an interior kept at roughly 30–50% relative humidity and 60–80°F. That is not a comfort preference — it's the service environment the material and its warranty assume. Every winter complaint we get in Maryland traces back to a house living outside it.
Two more local factors amplify it. First, our older housing stock — the 1920s–1950s oak in Silver Spring, Takoma Park, and Chevy Chase — is solid ¾" strip laid straight over plank subfloor, frequently with no vapor barrier, so it responds fast to whatever the air does. Second, the newer colonials out in Clarksburg, Germantown, and Frederick are tight, well-sealed, and heated with forced air — which is exactly the recipe for extreme winter dryness.
Winter gaps: which ones are normal and which ones aren't
This is the number one call we get between December and February. The good news is that most of it is physics, not failure.
Normal seasonal gapping
Thin, even gaps that appear across the whole field of a solid strip floor in January and close again by early summer are normal. On 2¼" red oak, a hairline to about the thickness of a dime is unremarkable. On wide plank — 5", 7", European oak — the gaps are proportionally wider because each board shrinks more, which is why we tell wide-plank clients in Potomac and Clarksville to expect visible winter lines and plan on humidification from the start.
Gapping that is telling you something
- Gaps that don't close in summer. Once the humid season comes and goes and the lines are still there, the boards took a permanent set — usually from an extended period of extreme dryness, or from being installed at too high a moisture content.
- One huge gap instead of many small ones. Several boards have bonded together, often by finish or adhesive, and the whole group is moving as one. That's a repair conversation, not a humidity one.
- Gaps in one room only. That's a localized condition — a register blowing directly on the floor, a south-facing slider, an uninsulated crawlspace or a bonus room over a garage.
- Gaps with raised edges or a chalky line. Movement plus finish failure. Worth having looked at before it spreads.
Should you fill winter gaps? Almost never. Filler pushed into a gap in January gets crushed and pops out when the boards swell in June, and it can telegraph a permanent line into the finish. The exception is a permanent, year-round gap on a floor that's about to be sanded anyway — that's handled during a refinish, when we can fill and finish as one system rather than patching a moving target.
The humidity numbers to actually hold in a Maryland house
If you take one thing from this guide: get a hygrometer, and keep the house between 30% and 50% relative humidity all winter. A $15 digital hygrometer on a bookshelf will tell you more about your floor's future than any product you can buy for it.
How to hold it, in order of what actually works:
- A whole-house humidifier on the furnace. The real fix. Set it around 35–40% and let it run the season. In an older, leakier Silver Spring cape you may only achieve 30–32% on the coldest nights, and that's still a win.
- Portable units, sized honestly. One small tabletop humidifier does not humidify a 2,400 sq ft colonial. Put them where the floor is — living room, main hall — and keep them filled, because an empty humidifier is a decoration.
- Don't overshoot. Above roughly 45% on single-pane or older double-pane windows in a Takoma Park or Annapolis home, you'll get condensation, and that water runs down onto the wood at the wall. Trading gapping for a wet floor is not an improvement.
- Watch the registers. A floor register blowing 120°F air across one section of oak will dry that section far below the rest of the room. Deflectors are a few dollars and prevent a very expensive stripe.
The same rule protects a floor at the other extreme. If your lower level runs damp — the walk-out basements around Olney and along Sligo Creek — a dehumidifier holding 45–50% down there in the shoulder seasons is doing the identical job in reverse.
Salt, slush, and boots: the damage that isn't seasonal
Cold does not hurt a hardwood floor. What comes in on boots does.
Rock salt and calcium-chloride ice melt track in as crystals, dissolve in the meltwater on your floor, and leave a white chloride haze as it evaporates. That residue is abrasive and alkaline: it dulls and etches polyurethane, and once the finish is compromised the same meltwater goes into the wood at the seams. Every February we look at entry areas in Rockville and Annapolis where the first eight feet inside the door need a full sand while the rest of the floor is fine.
What prevents it, in the order that matters:
- A real entry system. A coarse scraper mat outside, plus an absorbent runner four to six feet long inside — long enough that two full steps land on it before anyone reaches wood.
- Boots off at the door. Unglamorous, and it removes most of the risk in one move. A boot tray with a lip keeps the melt off the floor instead of pooling on it.
- Wipe salt up the same day. A barely damp microfiber and a manufacturer-approved hardwood cleaner. Not vinegar (it dulls poly), not steam (it drives moisture into the seams), not an oil soap that leaves a film a future recoat won't bond to.
- No standing water, ever. A wet mop is the fastest way to turn a salt problem into a cupping problem.
- Check the mats themselves. Rubber-backed mats left damp on a finished floor trap moisture and can discolor the finish beneath them. Rotate and dry them.
If the haze is already there and won't come off with proper cleaner, the finish is etched, not dirty. That's usually a screen-and-recoat at the low end, or a section sand at the worse end — either way, much cheaper caught in March than after a second winter.
Winter water: frozen pipes, ice dams, and cupping
Maryland winter water damage doesn't usually arrive as a flood. It arrives as a supply line in an exterior wall that split during a hard freeze, an ice dam pushing meltwater back under shingles and down an interior wall, or a slow drip from a humidifier line nobody looked at since October.
The tell on a hardwood floor is cupping — board edges rising higher than centers, because the underside is wetter than the top. It is the floor telling you moisture is coming from below or from within the assembly, and it is time-sensitive:
- Caught in the first 48 hours, most cupped floors flatten with proper drying — mats, air movement, and controlled dehumidification while the subfloor gives up water.
- Caught in week three, the boards have often taken a set, and flattening becomes a sanding question at best.
- Never sand a cupped floor while it's still wet. Sanding a swollen floor flat and then letting it dry produces crowning — the opposite defect, permanent, and a far worse floor than what you started with. Anyone offering to sand it out next week without metering it should be shown the door.
The right sequence is always: stop the water, meter the wood and the subfloor, dry to a stable reading, then decide. That's the whole basis of our water-damaged floor repair work, and it's why the first visit is a moisture meter rather than a quote pad. Older homes are especially prone to hidden travel — oak over plank subfloor with no vapor barrier moves water well past the visible puddle, which is why we meter room-wide in places like Silver Spring and not just at the stain.
One prevention note worth more than any product: on a hard-freeze night, open the vanity and sink cabinets on exterior walls and let the heated air reach the pipes. The floors we save that way cost nothing.
Installing and refinishing in winter: the acclimation rule
Homeowners often assume winter is the wrong time to do floor work in Maryland. The opposite is true — as long as the crew respects acclimation.
Installation
Wood must arrive and then sit in the room it will live in, at the temperature and humidity that room will actually run, until its moisture content equalizes with the space. Planks pulled off a cold truck and nailed down the same afternoon into a 70°F, 18%-humidity house are installed at their widest and will shrink all winter — you are building next season's gaps in on day one. In a house running at 20% RH, the honest move is often to humidify the space up toward 35% first, let the material equalize, and then install. That's a real conversation we have on Maryland installation jobs every January, and it's the difference between a floor that looks right in year three and one that doesn't.
Below grade, none of this rescues the wrong material. Solid wood does not belong on a slab or below grade in any season — that's rigid-core LVP or glue-down engineered territory, winter or not.
Refinishing
Winter is genuinely our best refinishing season, for three reasons:
- The boards are at their tightest. Sanding and filling a floor at its winter-dry width means the seams close further, not open, when summer humidity returns.
- Finish behaves. Waterborne finishes cure cleanly in low humidity; the July flash-off problems that plague a humid Maryland August aren't in play.
- Availability. January through March is when a good crew can actually schedule you inside two weeks instead of six.
The trade-off is ventilation. You cannot throw the windows open at 28°F, so a winter refinish needs low-VOC waterborne product and a crew that plans containment and air exchange deliberately. Ask how they'll handle it before you book — the answer tells you a lot. Pricing and process by town are on the refinishing hub; if there's carpet still down over 1950s oak, pull a corner first, because refinishing what's already there beats replacing it on both price and return.
A Maryland winter floor checklist
Run the house through this in November, and again in February:
- Hygrometer on the main level, reading 30–50%. If it's under 30%, that's your project.
- Humidifier serviced and set near 35–40% — pad replaced, water panel clean, drain line clear (that line is itself a common winter leak).
- Entry system in place: scraper mat outside, long absorbent runner inside, boot tray with a lip.
- Register deflectors anywhere hot air blows directly across wood.
- Felt pads checked under every chair and table leg — dry winter wood dents and scratches more easily than summer wood.
- Exterior-wall plumbing protected before the first hard freeze; cabinet doors open on the coldest nights.
- Gutters clear so ice dams don't put water in a wall and then under your floor.
- Salt wiped up daily with a barely damp microfiber and a proper hardwood cleaner — never a wet mop, never steam.
- Gaps photographed in February with a coin for scale, then compared in July. If they closed, your floor is fine. If they didn't, call someone.
How much winter is too much winter? A look north
Maryland sits in an awkward middle. We're not cold enough for most homeowners to think of themselves as living in a "winter climate," but we're plenty cold enough — and dry enough indoors — to move a floor several millimetres a season. That in-between status is exactly why our winter floor damage tends to be the preventable kind: nobody buys a whole-house humidifier for a winter they don't take seriously.
It's genuinely useful to see how contractors handle this where winter is not optional. The physics doesn't change at the border. Only the margin for error does, and ours is thinner than people assume.
When to call, and what we'll actually do
Call us in winter when you see: gaps that didn't close last summer, cupping or crowning anywhere, a white haze at the door that cleaner won't lift, boards moving or hollow-sounding underfoot, or any floor that's been wet from a freeze, an ice dam, or an appliance line.
What happens on the visit: we meter the wood and the subfloor, look at your hygrometer reading and your registers, gauge remaining wood thickness at a vent or closet before anyone promises a sanding, and give you a written, itemized number that's honored for 60 days. Sometimes the honest answer is "this is seasonal, do nothing, humidify, and call us in June if it hasn't closed" — and we'd rather say that than sell you a job the weather is going to undo.
